The Landlords and Tenants Act 1985 requires that the electrical installation in a rented property is:

Safe when a tenancy begins and

maintained in a safe condition throughout the tenancy.

It goes on to say that as a landlord you should ensure that adequate provision of lighting and power is tested regularly, maintained at all times, fixed and portable appliances are visually checked and tested and any faults or dangerous conditions identified , repaired or replaced as soon as possible.
